Residential & Commercial Concrete Contractors in London, Ontario

Concrete Surface Solutions is a London concrete contractor pouring driveways, patios, steps, foundations and commercial slabs for homeowners, property managers and builders. Our crews have more than 20 years of flatwork behind them and 950+ completed jobs across Middlesex, Elgin and Oxford counties.

Every exterior slab we place uses an air-entrained mix designed for Ontario's freeze-thaw cycles and road salt, set on a compacted granular base with joints cut at the right depth. You get the mix strength, thickness and reinforcement written on your quote, plus a written workmanship warranty.

We are licensed, insured and covered by WSIB, so the risk of an injury on your property stays with us. Whether you need a new driveway in Byron or a loading apron in an industrial park off Highway 401, one crew handles it from permits to final walkthrough.

What we pour

Concrete Services for London Homes and Businesses

We cover three kinds of concrete work: new residential flatwork, commercial and industrial concrete, and repair for slabs that are already in place. Most London competitors only do one of these, which is why property owners often end up juggling two or three contractors.

Keeping new work, commercial work and repair under one roof means the same people who know how a slab should be built are the ones diagnosing why yours failed.

Residential Concrete: Driveways, Patios, Steps and Decorative Finishes

Our residential concrete services cover new and replacement driveways, stamped and exposed aggregate finishes, backyard patios and pool decks, front steps, garage floors and pads.

Each job starts with excavation to firm subgrade and a properly compacted base, which is where most failed London driveways went wrong.

Commercial concrete sidewalk and curb at London plaza

Commercial Concrete: Sidewalks, Curbs, Slabs and Warehouse Floors

For plazas, multi-residential buildings and industrial owners, our commercial concrete contractor team pours sidewalks, barrier curbs, parking areas, loading aprons and warehouse slabs.

We schedule in phases around your operating hours and handle City road-allowance permits and traffic control.

Repair, Levelling and Sealing for the Concrete You Already Have

Not every problem needs a new pour. Our concrete repair and resurfacing service fixes cracks, spalling and salt damage, and concrete leveling and slab lifting raises sunken walkways and steps back to grade.

Once a slab is sound, concrete sealing keeps chlorides and water out for another one to two years.

We also form and pour concrete foundations and footings for additions, garages and garden suites, and install polished concrete and epoxy floors for garages, basements and shops.

Built for local conditions

Concrete Built for London's Freeze-Thaw Winters

London concrete fails for predictable reasons: water soaks into the surface, freezes, expands and pops off the top layer. Add road salt tracked in from city streets and the clay-heavy soils that heave and settle under a slab, and a driveway poured with the wrong mix can start scaling in its first or second winter.

We prevent that with two decisions made before the truck arrives: the concrete mix we order and the way we prepare the ground beneath it.

The Mix We Pour: 32 MPa, Air-Entrained, Class C-2

All of our exterior flatwork is ordered to CSA A23.1 Class C-2: 32 MPa, 5 to 8% air entrainment, maximum 0.45 water-to-cementing-materials ratio. That is the exposure class CSA A23.1 assigns to concrete that sees freezing and de-icing chemicals, and it is the spec the Concrete Ontario residential flatwork guide recommends.

Entrained air creates billions of microscopic bubbles that give freezing water room to expand. A lower water ratio makes the surface denser, so less salt gets in to begin with.

Base Prep, Reinforcement and Control Joints

Under every slab we place 150 to 200 mm (6 to 8 in.) of compacted Granular A, compacted in lifts with a plate compactor. Rebar, wire mesh or synthetic fibre is chosen for the load: rebar for heavy vehicles and wide spans, fibre or mesh for patios and walkways.

Control joints are saw-cut to one quarter of the slab depth, roughly every 8 to 12 feet on a 4-inch slab. That tells the concrete where to crack as it shrinks, so random cracks do not wander across your driveway.

Finish options

Choosing a Finish: Broom, Stamped, Exposed Aggregate or Coloured

The right finish depends on traction, budget and how much upkeep you will accept. Broom finish is the most practical and grippy, exposed aggregate adds texture that hides wear, and stamped concrete gives the look of stone or brick at the cost of more frequent resealing.

FinishLookWinter tractionUpkeepRelative cost
Broom finishClean, uniform grey with fine texture linesExcellentSeal every 2 yearsLowest
Exposed aggregateNatural river stone on the surfaceExcellent, very grippySeal every 2 to 3 yearsModerate
StampedSlate, ashlar, brick or wood plank patternsGood with anti-slip sealerReseal every 1 to 2 yearsHighest
Coloured (integral or hardener)Tinted throughout or on the surfaceSame as the texture usedSeal to protect colourAdds a premium

Many London homeowners combine finishes, such as a broom-finish driveway field with a stamped or exposed aggregate border.

Our process

How a Concrete Project Works With Us

Every residential or commercial job follows the same six steps, so you always know what happens next and who is responsible for it. Most driveways take three to five working days on site, plus the cure time before you drive on them.

  1. Site visit and written quote

We measure, check grade and drainage, and give you a quote listing mix strength, thickness, base depth and reinforcement.

  2. Permits and locates

We request free Ontario One Call utility locates and apply for any City permit the work requires.

  3. Excavation and base

The old surface comes out, soft subgrade is corrected and the granular base is placed and compacted in lifts.

  4. Forms and reinforcement

Forms are set to the slope that carries water away from your foundation, then rebar, mesh or fibre goes in.

  5. Pour and finish

We place, screed and finish the concrete, then saw-cut control joints once it can carry the saw.

  6. Cure, seal and walkthrough

The slab is cured, you get care instructions for the first winter, and we walk the job with you before we invoice.

Pricing

What Concrete Costs in London, Ontario

Most residential concrete in London costs between $11 and $26 per square foot installed, depending on the finish, the size of the job and how much demolition is involved. Small jobs cost more per square foot because the truck, crew and setup are the same whether we pour 80 or 800 square feet.

ProjectTypical London range
Broom-finish driveway$12 to $16 per sq ft
Exposed aggregate driveway$16 to $21 per sq ft
Stamped driveway or patio$18 to $26 per sq ft
Broom-finish patio$11 to $15 per sq ft
Poured front steps$650 to $1,000 per step
Shed or hot tub pad$1,500 to $3,500 for a typical shed or hot tub pad
Removal of old surface$2 to $4 per sq ft

Your quote will move up or down with a few specific factors:

  • Removal and disposal of the existing surface
  • Soft or wet subgrade that needs extra excavation and stone
  • Access: a concrete pump adds $450 to $900 per pour when a pump is needed
  • Thickness and rebar for heavy trucks or trailers
  • Decorative finishes, colours and borders
  • City permits for curb cuts or road-allowance work

Typical 2026 ranges for London and area. Your written quote is fixed after the site visit.

Why hire us

Proof Before You Hire

Any contractor can say they are reliable. We would rather give you things you can check yourself before you sign: our coverage, our warranty terms and our work.

Ask any concrete company you are comparing for the same three items. The answers usually narrow the list quickly.

WSIB Clearance and Liability Insurance You Can Check

We carry WSIB coverage and commercial general liability insurance. You can confirm our standing through the WSIB clearance certificate lookup, and we send a certificate of insurance before work starts.

If an uninsured worker is hurt on your property, the claim can land on you, so this check matters.

A Written Workmanship Warranty

New residential flatwork carries a 3-year written workmanship warranty, and commercial flatwork carries a 2-year warranty.

The document spells out what is covered, including scaling and settlement, and what is not, such as hairline shrinkage cracks.

FAQ

Concrete Questions London Homeowners Ask

These are the questions we hear most often at estimates across London. If yours is not here, call us and a project lead will answer it directly.

How much does a concrete driveway cost in London, Ontario?

A standard broom-finish driveway in London typically runs $12 to $16 per sq ft, while exposed aggregate sits around $16 to $21 per sq ft and stamped work around $18 to $26 per sq ft. Removing an old asphalt or concrete surface adds roughly $2 to $4 per sq ft.

A two-car driveway of about 600 sq ft usually lands between $7,200 and $9,600 in broom finish. We confirm the exact number after measuring, checking grade and looking at access for the truck.

Do I need a permit to widen my driveway in London?

Usually yes if the curb cut changes. The City of London caps a driveway at 50% of the lot frontage to a maximum of 8 m, and any work in the road allowance, such as a wider curb cut or apron, needs a Work Approval Permit.

We check your frontage against the City's driveway rules before quoting, so the design you approve is one the City will accept.

When is concrete season in London?

Most exterior pours in London happen from April to November. Concrete needs to stay above about 5°C while it gains early strength, so late-fall pours use heated water, accelerators and insulated blankets following cold-weather practice from Concrete Ontario.

Spring calendars fill early. Booking your quote in winter usually secures a May or June pour date.

How soon can I drive on a new concrete driveway?

Walk on it after 24 to 48 hours and drive a car on it after about 7 days. Heavy trucks, trailers and RVs should wait 28 days, when the mix reaches its full 32 MPa design strength.

Keep de-icing salt off the slab for its whole first winter, as Concrete Ontario recommends, and have it sealed once the cure is complete.
